EICR software for UK electricians (2026) —
what the report needs, what the apps cost, and where each one falls short.

• Client, installation and purpose — who asked for it, the address, the reason (change of occupancy, periodic, mortgage, licensing), the extent covered and any agreed limitations.
• Supply characteristics and earthing — earthing arrangement (TN-S, TN-C-S, TT), nominal voltage, Ze, Ipf, main protective device, main switch and bonding details.
• Schedule of inspections — the tick list of items examined, marked acceptable, unacceptable, not applicable or limitation.
• Schedule of test results — per circuit: designation, type of wiring, reference method, number of points, conductor sizes, protective device type and rating, r1+r2 or R2, insulation resistance, polarity, Zs, RCD operating time and test-button result.
• Observations and recommendations — each with a C1, C2, C3 or FI code, and an overall assessment of satisfactory or unsatisfactory that follows from them.
• Declaration — the inspector’s name, signature, scheme registration, the date, and the recommended date of the next inspection.

For a rented property in England the landlord then has 28 days to give the tenant a copy and 28 days to complete C1, C2 and FI remedial work under the 2020 regulations. Emailing a finished PDF from the property the same day is the single feature that makes agents call you back.

Best for: the self-employed domestic electrician who does landlord EICRs, consumer unit changes and small works, and wants the paperwork, diary and invoices in one place.

What you get: EICR for rented domestic property and a separate commercial variant; EIC, Minor Works, Visual Inspection Report, Electrical Danger Notice, Fire Detection and Alarm certificates and more — ten types in total on the same £10. Photograph the consumer unit and the AI reads the board to start your circuit list; the schedule of test results is the full traditional grid, scrollable sideways on a phone and comfortable on a tablet; every observation takes a C1, C2, C3 or FI code and the app warns you loudly if you try to mark the report satisfactory with a C1, C2 or FI on the list. Sign on screen, email the PDF from the property, and the app reminds you in-app about two months before the five-year date with one tap to create the re-inspection job. Works offline.

Honest limitation: no Bluetooth download from your multifunction tester, no PAT-testing asset register with barcode scanning, no live Xero sync (CSV export), no card payments. Newest tool on the page from a solo founder. The electricians page lists exactly what is and is not there.

Best for: a two-to-five-person electrical firm that also wants MTD VAT submission and unlimited SMS in the same tool.

What you get: a mature UK product with EIC, EICR and PAT certificates, forms, offline working, Xero integration and unlimited texts — all from the Professional tier.

Honest limitation: a sole trader pays £32 a month for a team product, and the entry £28 plan does not include the certificates you came for.

Best for: a growing electrical contractor whose accountant wants live two-way Xero, Sage or QuickBooks sync.

What you get: a polished, general job-management platform with accounting sync and card payments on every plan, and electrical safety certificates on Pro and Plus.

Honest limitation: £37 per user for the certificate tier, and Tradify’s own help centre says it needs a live internet connection. An EICR in a basement flat with no signal is a real scenario. See our full comparison.

Best for: the electrician who does a few EICRs a year and does not want another subscription.

What you get: the model form exactly as your scheme wants it, and nothing else. Perfectly acceptable.

Honest limitation: it is a form, not a system. Nothing reminds you the five-year date is coming, the customer record lives somewhere else, the invoice is a separate job, and a PDF template on a phone is miserable to fill in a loft.

1. Enter a twelve-circuit board on your phone, not on the demo tablet. Time it. That is the job you will do forty times a year.
2. Add a C2 observation and then try to mark the report satisfactory. If the app says nothing, it will let you make that mistake on a live job. Quick Lead shows a warning naming the codes that contradict the outcome; some apps block it outright, which is better still.
3. Open the PDF on a letting agent’s phone screen. The schedule of test results must be legible as a grid; a wrapped mess gets bounced by compliance teams.
4. Airplane mode, then open a half-finished report. Offline claims are cheap; a half-done EICR that will not open in a basement is expensive.
5. Check what happens to the five-year date. Is there a reminder? Where does it fire? Quick Lead’s is in-app rather than an automatic email — know which you are getting.
6. Look for the certificates you actually issue beyond the EICR: EIC for a board change, Minor Works for an extra socket, a Danger Notice for the day you find a live chassis. Paying for an “electrical certificates” tier that only has one of them is common.
7. Price it with an apprentice added. Per-user tools double; flat tools do not.
