Full CP12 template for landlord gas safety records. Per-engineer cert numbering, per-engineer accreditation logo, and the cert files against the property so you can find it again next year.
EICR + MWC + VIS
EICR (rented) for the 5-year landlord inspection, Minor Works (MWC) for small electrical changes under BS 7671:2018+A4:2026, and Visual Inspection (VIS) for the in-between checks most apps don't ship at all.
FADS + FDC
Fire Alarm Design (FADS) and Fire Detection Certificate (FDC) for fire-alarm install and commissioning work on HMOs and managed buildings. Same atomic per-engineer numbering as the gas and electrical certs.
WCC for everything else
Work Completion Certificate — a generic, signed-off cert for the parts of the punch list that don't fall under a regulated template. Useful for carpentry, decorating, roofing or general make-good after a void.
AI inbox for agent emails
Claude Sonnet reads each agent or tenant email and extracts the contact name, property address, phone, job type and urgency into a draft job card. Generic parser — fast triage, not trade-specific magic.
Booking link for the agent

Properties module
