Gas & heating engineer software —
CP12 from your phone, AI reads the data plate.
For UK Gas Safe engineers: photograph the boiler data plate, the AI fills the CP12 appliance row, and Quick Lead reminds YOU when each annual service is due.
Built by a Gas Safe registered and NICEIC approved engineer who got tired of retyping boiler model numbers off a smudged data plate. Scan it once, the CP12 is half done.
Real CP12 template. Real boiler-plate vision scan. Real in-app reminder 30 days before the next service is due.
From data plate to CP12 in three steps
The boiler-plate vision scan is the only feature in this category — nobody else has shipped it for a CP12.
Photograph the boiler data plate
Open the CP12, tap Scan Appliance and snap the data plate. The image goes to Claude vision, which extracts manufacturer, model, GC number, serial and appliance type and auto-fills the appliance row on the certificate — no retyping a smudged label off the back of a combi.
Fill in the readings, issue the CP12
You add the tightness test, flue gas analyser readings, working pressure and any defects yourself — that's your professional judgement, not the AI's. Tap to generate a landlord-ready CP12 PDF and email it to the landlord and letting agent before you pack up.
Quick Lead reminds YOU when the year is up
Set the next service date when you finish. Roughly 30 days before it's due, the app shows you an in-app banner so you can tap to send the customer a quote or a booking link. The reminder is a banner in YOUR dashboard — you decide when the customer hears from you.
Gas engineer software UK that knows what a CP12 is
Every feature was built by a Gas Safe and NICEIC engineer who'd had enough of generic CRMs that didn't understand the job.
Scan Appliance — AI boiler-plate vision
Photograph the data plate, Claude vision extracts manufacturer, model, GC number, serial and appliance type, and auto-fills the CP12 appliance row. No retyping a smudged label.
Real CP12 template
The Landlord Gas Safety Record as a landlord-ready PDF. Appliance details, tightness test, flue gas analyser readings and defects — emailed straight to the landlord or letting agent before you leave.
In-app service reminders
Quick Lead reminds YOU 30 days before each property's CP12 is due. One tap to send a quote or a booking link — the reminder is a banner in your dashboard, not an automated email to the customer.
Generic Gas Warning Notice
Issue a generic Gas Warning Notice from the job and save it against the property. For full GIUSP-classified Warning / At Risk / Immediately Dangerous notices, use your Gas Safe pad.
AI inbox for landlord & agent jobs
Your dedicated [email protected] address reads inbound emails and extracts the contact, address, job type and dates — you confirm with one tap and it's in your calendar.
Booking link for your van wrap
A short link the landlord or tenant taps to fill in their own details: app.quicklead.app/book.html?ref=...&n=.... Job lands ready to go.
Invoice before you pack up
Generate a single-job invoice with a line-by-line breakdown (VAT optional) on the doorstep and email it to the landlord or letting agent — cash chased before the van is started.
Offline in the cellar & loft
Offline-first PWA. Fill the CP12 under the floorboards on 3G and it syncs the moment your phone gets signal back. The certificate emails out once you're on a normal connection.
Running annual boiler-service rounds?
When you finish a service, set the next due date. Quick Lead reminds YOU 30 days before. The CP12 template is the same document for landlord compliance and for an annual service — no separate workflow to remember.

Beta feedback from the road is coming soon — in the meantime, what you read on this page is what's actually shipped in the app.
registered engineer
"I've issued enough CP12s on a clipboard to know what the form actually needs — and what you can safely automate."
The data plate on a 12-year-old combi behind a kitchen cupboard is usually scratched, greasy, and half-covered by pipework. Retyping a Worcester GC number off a torch-lit photo into a tiny form on your phone is the worst part of a CP12. That's where Scan Appliance came from.
I'm both Gas Safe registered and NICEIC approved, so I personally issue CP12s and EICRs — meaning every cert template in Quick Lead has been used by me, in a real property, with a real tenant waiting for the PDF. The fields are the fields you actually need, in the order you fill them, on a phone-sized screen.
If you do landlord CP12s and annual services, Quick Lead will save you the retyping and the diary-keeping — and it'll remind you when each property's year is up.
