Why the works orders never stop

The short version: every rented property needs a gas safety check every year and an electrical check every 5 years — so agent works orders never stop. Under regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance and flue in a rented property checked by a Gas Safe registered engineer at least once every 12 months, with the record given to tenants within 28 days. In England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require the electrical installation to be inspected and tested at intervals of no more than 5 years, evidenced by an EICR.
